Energy and the future: Capacity analysis for Ljungbyhed Park

Client

Annehem Fastigheter is a Swedish real estate company originating from Peab, where properties and property management are detached into separate companies. The company has its headquarteres in Ängelholm and owns and manages properties in, among others, Malmö, Ängelholm, Helsingborg, Ljungbyhed, Gothenburg, Stockholm and Helsinki. The properties consists mainly of office buildings.

The business is characterised by close collaboration with tenants and a long-term management focus. In 2022, Annehem's share was green-listed on Nasdaq, which marked the start of a strengthened focus on sustainability.

A special strategic focus is on the development of Ljungbyhed Park outside of Klippan, where Annehem owns both land and properties and has control over the airspace. Today, the park works as a cluster for education, research and development. Here you can for example find Lund University's commercial aviation school, the municipality's aviation engineering center, high school and vocational training, drone schools, Ljungbyhed Motorbana where, among other things, the police are trained, as well as companies and student housing.

Work is also underway in the park to develop the area into a total defense center where various actors come for training and exercises. The ambition is to create conditions for collaboration between different social functions such as the police, healthcare and emergency services, so that joint exercises can be carried out in a realistic environment. This is something that is already happening on a smaller scale today, but is expected to expand further in the future.

Task

In connection to Annehem's planned development of Ljungbyhed Park, which will involve more exercises, increased visitor frequency and more overnight guests, it is important to evaluate the capacity for both electricity, heating and cooling in the area.

The purpose of this project is therefore to conduct a current situation analysis, make a forecast for future capacity needs and investigate what measures need to be taken regarding access to electricity, heating and cooling.

Key questions are:

  • Electricity supply: The existing electricity system is not designed for a significantly increased load. Can large capacity be achieved with the existing system? What is required to meet future needs? What flexibility is available to meet fluctuations in the load? Can measures be taken in existing buildings to meet future capacity requirements?
  • Heating and cooling: What types of systems are available? What is the current supply and what capacity can be achieved with the existing system? What is required to meet future needs? What flexibility is available to meet fluctuations in the load? Can measures be taken in existing buildings to meet future capacity requirements?
  • Robustness and preparedness: What back-up solutions are available? What opportunities are there to store energy in the area? How well can the systems handle disturbances, power outages, technical problems or load peaks? What measures are required to ensure long-term function and sustainability?

The goal is to create a comprehensive picture of existing systems and needs, to ensure that Ljungbyhed Park can be developed in a sustainable and robust way.

The project is extensive and may need to be narrowed down. Final delimitations are made in consultation with the university supervisor and the project client. Both the student and the client should be aware that appropriate academic grounding must be applied in the work.
